IKEA Bangalore Vlog - ಐಕಿಯ ಬೆಂಗಳೂರು ವಿಲೋಗ್.. ಎನೇನು ಶಾಪಿಂಗ್ ಮಾಡಿದ್ವಿ ??

We have been wanting to visit IKEA Bangalore for quite some time now. Finally the plan materialized on the October 1st 2022. I thnk the amount of crowd that we experienced at the venue was manageable in the stores but it was at the food counter that the most number of people had gathered as it was lunch time when we arrived there. It was a rainy day & we reached IKEA via the MEtro greenline at Nagasandra.

We spent a good amount of time at their swedish food venue as well as the stores where the home, kitchen and furniture items are displayed. Watch the vlog & enjoy & leave your comments in the video if you have any questions about my experience or if you want to know any info about my travel.

How to calculate? Sub registrar guidance value in Bangalore 2022

Step 1: Visit the Kaveri website at kaverionline.karnataka.gov.in to calculate sub-registrar guidance value in Bangalore 2022.
What is Guidance Value?

Step 2: Opt for basic or advanced search to search for the guideline value.

Step 3: Type in details of district, area name, property usage type, property type, total area and measurement to calculate guideline value Bangalore. Other fields will be auto-populated and you will be shown a valuation of the building rate.

Step 4: Other details that you may want to enter are about the construction type, annexure rules, parking type etc. This will throw up a total valuation of the property.

What is Guidance Value?

If you are opting for an ‘advanced search', you will have to enter extra information pertaining to the registration district and the SRO Office.

See also: All you need to know about Kaveri Online Services

Apart from the facility of calculating the guidance value in Bangalore 2020-21, the guidance value Bangalore 2020-21 pdf or online copy of the registered documents is also available on the Kaveri website. Guidance value Bangalore 2020-21 pdf, guidance value Bangalore 2019-20 pdf download, etc. can be done from the Kaveri online guidance value website.
Guidance value Bangalore example

Illustrating with a guidance value Bangalore example, Jairaj Reddy decides to buy a property with a market value of Rs 6,500 per sq ft. The sub-registrar guidance value in Bangalore in that area is Rs 5,000 per sq ft. So, home buyers can register the property at a rate between Rs 5,000-6,500 per sq ft.

Now, suppose it was the other way around. That is if the property was at the selling price of Rs 5,000 per sq ft but the sub-registrar guidance value in Bangalore 2021 was Rs 6,500 per sq ft, Reddy would still have to register it at Rs 6,500 per sq ft, because it is the minimum value.

Basic facts about Sub registrar guidance value in Bangalore 2022

The terms guidance value or guideline value are used interchangeably and refer to the same value. Different states may use one or the other. People may usually search for one or the other term, depending on which state they belong to. Other names by which people usually identify guidance value Bangalore or guideline value bangalore, include ‘Ready Reckoner rate’ or RR rate, which is widely used in states like Maharashtra and ‘Circle Rate’, which is a term often used in Delhi, Noida, etc.

Some of the facts about the guideline value Bangalore are:

Guidance value or guideline value is like a fixed price of the property. It cannot go below this value.Even if you buy a property at a lower value, you will still be required to pay the stamp duty at the guidance value. Not just that, Section 56(2)(vii)(b) of the Income Tax Act, 1961 says that if stamp duty value exceeds the purchase consideration, then, the difference between the stamp duty value and the purchase consideration will be treated as Income from other Sources. If the sale of the property has happened at a higher value than the BBMP guidance value 2021, registration takes place as per the higher value.A well-developed and established locality may have a higher guidance value. The same value will be lower in areas that are early-on in the development cycle.Note that guidance value is just a benchmark. A home buyer cannot persuade the property seller to sell at the guidance value. The property can be sold at any price between the guidance value and the market value, if the latter is higher, without any additional tax implications. If you see a property being sold for less than the guidance value, check its documentation and details. The developer may be doing so to save on tax.Courtesy : housing.com

Now that you are familiar with the term, let us see how such values are calculated. Let’s take the example of Bengaluru.

One should check the latest guideline value Bangalore before investing in a property in the city. When getting property transactions registered at the sub registrar office, sub registrar guidance value in Bangalore 2022 will help determine the stamp duty and registrations charges you will be paying.

NAANU YAARU!!

hi everyone and welcome to a new blog and today I'm gonna be talking about the movie UPENDRA

yes the movie is called UPENDRA AND YES Upendra is in the movie and I feel kinda stupid to be explaining this, to be honest, 😂because everyone has seen this movie and I just saw it a couple of weeks ago and I just loved it, oh and it is a 2 D movie and it's very hard to understand well but I kinda understood pretty quickly (not bragging🤔) but I really liked it though and the movie came out in 22nd October 1999. so I've kinda had this obsession with like old movies in the '90s and it HAS to be after  1997 there is a specific reason for that... and that is... I watched titanic 2 months ago and have been obsessed with it and I just love it so much and the reason why I wanna watch other movies after 1997 is that because since titanic became very famous sometimes they mention it in movies and I just loved this movie the first time I saw it and I loved it even more because they mentioned titanic!😂 and there is a second part and to be honest I didn't really like the second one that much. the second one is definitely not as interesting as the first one. you can watch both the movies on sun nxt and also I definitely don't wanna give spoilers but here's just a teensy tiny bit of the story..

there are three girls

Swati, Keerthi, and rathi

Prema, Raveena Tandon, and Damini and there's this guy nanu who always speaks the truth. he wants to marry one just for her money and the other one has to handle to responsibility as a wife and he wants the other one as his lover

there ya go.... now that's the preview

if you guys liked this little preview then maybe you'd like the movie.. so go and watch the movie and let me know your opinion on it!

and with that note.. I'll see you in my next blog until then ciao!

Watching TENET movie during COVID in PVR IMAX Bangalore !! 😳

Curious to know my experience of watching a movie in a cinema hall/theatre during COVID??
Watch my video !! The intention of making this video is to show you how it feels to be visiting a theatre during the COVID era and the level of sanitisation and precautions exercised by a theatre like PVR so that you can make up your mind if you want to visit the theatre or not!

Though the theatres opened up in india in October, for most of them this will be their first visit since the start of this pandemic as this is the first significant new Hollywood film release in India.

There was no physical contact involved at the box office as booking was already done using the BookMyShow app. I just used the wallet app from my Apple Watch to scan the QR code to gain entry into the theatre. No physical contact for frisking the patrons. Only temperature check was done at the entrance.

The temperature maintained in the theatre was around 26 degrees I believe and I had to remove my jacket post interval.

The theatres are operating at 50% capacity as directors by the Govt of India. There are yellow strips marked for every alternative seats ensuring sufficient social distance.

No problems with ordering food as I used a QR code to go through their menu and made the payment through the PVR app. I had to quickly run and pick the order as the helpers delivering food orders into the cinema hall has been stopped.

The film is all about saving the world, the favourite theme for most blockbuster Hollywood films. Tenet from Christopher Nolan has his typical experimental narrative playing around with the concept of time, a new concept called inverse entropy and the riveting climax involving the ‘Algorithm’.
I guess this is the most spoiler free version of explaining the overall concept of Tenet 😊.
The action sequences are chilling and I was mighty surprised to learn that most of the scenes were shot in real with least amount of CG or green screens.

Check out the making of Tandoori Chai

Tandoori Chai is made using the tandoori oven. The earthen pot or kullad is heated in the tandoori oven and dipped into the piping hot tea for that nice Smokey flavour in your tea server in the kullad.

Watch in my video how the tandoori Chai is being made in Jayanagar Bangalore.
